Berkeley, 660 sq ft

Where it started
A 1960s house bought from the family of the previous owner. Aluminum wiring, worn parquet floors, a bathroom with the tub sunk into a platform. The owners wanted the kitchen opened to the living room and a budget under $60,000.
What we did
Took out the partition wall and put in a header, ran completely new wiring and plumbing, poured new floor levelling, skim-coated every wall, laid engineered oak in the living area, large-format tile in the bathroom and custom cabinetry in the kitchen.
How it ended
Eleven weeks instead of the ten we planned — we lost a week on a countertop that shipped late. We told the owners before it happened and did not add a dollar for it. The final invoice matched the estimate exactly.
